From Concept to Reality: The Residences at North Hill is Making Progress


In July 2020, Fairfax County, Community Housing Partners and others celebrated the groundbreaking of a $174 million, 279-unit affordable housing development that was decades in the making. At that time, The Residences at North Hill was a vision committed to paper in the form of an artistic rendering of the community. Just over six months later, the surrounding community and passers by traveling along Richmond Highway can witness that vision becoming a reality.

The development will provide 216 multifamily rental homes and 63 independent living homes for seniors as well as a 12-acre public park. Homes will serve a mixture of households along the income spectrum:

  • 10% of units: Affordable to households earning 30% of the Area Median Income (AMI)

  • 20% of units: Affordable to households earning 50% AMI

  • 70% of units: Affordable to households earning 60% AMI

The U.S. Department of Housing and Urban Development has calculated these incomes at $37,800 (30% AMI); $63,000 (50% AMI); and $75,600 (60% AMI) for a family of four.

The construction is anticipated to be completed by Fall 2022.
